For realtors and home inspectors
A garage door problem found a week before closing needs a specialist who documents the work — not the cheapest number on a magnet.
You see it constantly: the inspection flags the door — a broken spring, an opener that will not reverse, a panel that has been taped together — and now the transaction needs a real number and a real fix on a deadline nobody chose. This page is here so you can send it to a client and be done.
A written quote the file can use
Every quote names the actual part or door model rather than a category, so it can go straight into the transaction file and everyone can see what changed and why the price is what it is.
Every job ends with the 12-Point Precision Check
Door balance, spring tension, cables, tracks, rollers, opener limits, photo-eyes, auto-reverse — checked and tested before we leave, on every job. It is the same checklist whether the customer is watching or not, and it is the answer to the question your client will ask you afterwards: “is it actually fixed?”
You talk to the installers
Garry and Damaris are Square One Garage Doors’ official installers, working together as one two-person crew. When you call, you reach the people who will be standing in the garage — not a call center reading a script.
Insurance, on paper
General liability of $1,000,000 per occurrence and $2,000,000 aggregate is in force with Hiscox, under DareliM & GnukuM LLC — the legal entity behind the Square One trade name. A certificate of insurance is available on request.
Nothing gets fixed on assumption
Work is quoted before anything is done. If the door turns out to need more than the inspection flagged, the client hears it from us with a price attached before the work — not on the invoice afterwards.
What we handle
Broken springs, cables and rollers · doors that will not close or reverse · opener replacement and repair · full door replacement · and the tune-ups that keep a door off the next inspection report.
Sending a client over
The fastest way is to have them call (303) 994-0375 and mention the address and what the door is doing — or what the inspection report says. Photos of the door help and can be sent through the online estimate form.
Prefer email? Send the details through the contact form and include the property address and the closing date if there is one — a deadline changes how we schedule.
Questions agents and inspectors actually ask
Common questions
An inspection flagged a garage door. How fast can you look at it?
Call and say it is pre-closing — that changes how we schedule, and we will tell you honestly the soonest appointment we can offer. Garry and Damaris work together as one crew, so availability depends on the work already booked. What we will not do is promise a date we cannot keep to win the job.
Who pays — buyer, seller, or the referral?
Whoever the contract names. The invoice is made out to the party responsible and sent after the work is complete — not collected from whoever happens to be standing in the driveway.
Do you charge to look at a door before a listing?
A service call covers the visit and the diagnosis, and it is credited against the work if the client goes ahead. If the door just needs a small adjustment, that is what the quote says.
What areas do you cover?
Denver, Aurora, Centennial, Parker, Englewood, Littleton, Highlands Ranch, Lone Tree, Castle Rock, Monument and Colorado Springs. Colorado Springs is a real drive from the Denver side, so scheduling there is planned rather than same-day.
Can my client contact you directly?
That is the idea. Send them this page or have them call — they will get the same written quote and the same 12-point check, and you will not spend the week relaying messages between them and a contractor.
Do you pay referral fees?
No. The work is priced the same whether the customer found us through you or through a search. What you get instead is a vendor your clients thank you for — which is worth more to both of us.
