For property managers

Garage doors across a portfolio, handled by the person who actually does the work.

Most garage door companies are set up for homeowners — one door, one emergency, one card payment at the end. Managing property is a different job. You need someone who picks up, who knows which building you mean, and who bills you properly afterwards.

You get the installer, not a dispatcher

Square One is one person doing the work. When you call, you reach him — not a call centre that logs a ticket and routes it to whichever tech is free. Nobody has to be briefed on the property twice.

One account across your properties

Doors at different addresses go on one account with one contact, so you are not opening a new relationship every time a different building needs something.

Work is invoiced, not collected at the door

Repairs are quoted before the work, invoiced after it, and paid on terms — not a card reader handed to whoever happens to be on site.

You get the specifics, in writing

A quote names the actual part or door model rather than a category, so you can see what changed and why the price is what it is. Photos of completed work on request.

What we handle

Broken springs, cables and rollers · doors that will not close or reverse · opener replacement and repair · full door replacement · and the tune-ups that stop the first three from happening as often.

Starting a conversation

The fastest way is to call (303) 994-0375 and describe one door that is giving you trouble. If it goes well, the rest of the portfolio is a much easier conversation than a pitch is.

Prefer email? Send the details through the contact form and include the property address and what the door is doing.

Questions managers actually ask

Common questions

How many properties do you currently service?

Square One is a new business, and pretending otherwise would be the wrong way to start. What that means practically is that you are not one account among hundreds — you get the owner's direct number and the same person on every visit. If you want to start with one property and see how it goes before giving us more, that is the sensible way to do it and we would suggest it ourselves.

What areas do you cover?

Denver, Aurora, Centennial, Parker, Englewood, Littleton, Highlands Ranch, Lone Tree, Castle Rock, Monument and Colorado Springs. Colorado Springs is a real drive from the Denver side, so scheduling there is planned rather than same-day.

Can you handle multiple doors at one property?

Yes. A row of doors at one building is quoted as one job rather than as separate visits, and the pricing reflects that we are already on site — the second door does not cost what the first one did.

Do you do emergency call-outs?

A door that will not close is a security problem, not a maintenance item, and it gets treated that way. What we will not do is publish a guaranteed response time we cannot hold to on every call — one installer means honest scheduling rather than a promise that gets broken the first busy week.

What do you need to set up an account?

A contact, a billing address, and the list of properties. If your process requires vendor paperwork before work can be scheduled, send it over and it comes back completed — that is a normal request and it does not slow anything down.

How do you price repairs?

A service call covers the visit and the diagnosis, and it is credited against the work if you go ahead. Repairs are quoted before anything is done. Nothing gets fixed on the assumption you would have said yes.
